ALPHA TRUST (GLOBAL)  will act as an intermediary between your company and its creditors in the administration of properties securing the company’s loans, specifically to manage the collateral under a Mortgage Trust Indenture and issue Mortgage Participation Certificates.

What is a Mortgage Trust Indenture?

Trust indenture agreements usually set forth the terms and conditions of the loan, lays down the restriction on the borrowing entity as long as the obligations are outstanding, provides for the remedies the "trustee-agent" may and should take in case the borrowing entity defaults, and generally defines the rights and duties of the creditor/s, trustee and the borrowing entity. 

For "principals" wanting to maximize the use of their assets as collateral or for lending institutions with long-term borrowers, the firm's Trust offer an intermediary service between the borrower and the creditor, or even among the creditors themselves - such service is covered under Mortgage/Collateral Trust Indenture.

What services will  ALPHA TRUST (GLOBAL)  Trust Dept. render as administrator of properties?

As administrator of the properties, the ALPHA TRUST (GLOBAL)  Trust Dept. shall ensure the following:

  • Checks the acceptability, sufficiency and legal registration of the mortgage or collateral assets.

  • Monitor the maintenance of required collateral cover of the mortgaged property/ies.

  • Monitor the periodic appraisal of the documents.

  • Monitor the insurance coverage of and payment of taxes due on the mortgaged property/ies

  • Determine the beneficial interest of each Lender and/or foreclose the mortgaged properties in the event of the Borrower's default

  • Collect the insurance proceeds and/or apply the insurance and sales proceeds of the mortgaged property/ies to the beneficial interest of the lenders.
